What to know before you apply
Where is Zenith Hill City Ltd located?
Mainland: Amori Plaza, Suite A11 & A12, Orelope Street, Egbeda, Lagos. Island: HFP Eastline Shopping Complex, Abraham Adesanya, Ajah, Lekki, Lagos.
What type of infrastructure do you provide?
Maximum Security, Gated Estate, Good Road Network, Uninterrupted Power Supply, Ultra-Modern Learning Centre, Recreation Centre, Police Station, Church/Mosque.
What assurance do I have against land grabbers (Omo Onile)?
100% assurance — there is no Omo Onile wahala on our land. All transactions are handled with due care and professional competence.
Would I pay any inspection fee?
No, but on special/personal request, there is an inspection fee of ₦5,000 to ₦10,000 depending on location (non-refundable, though negotiable).
Would I pay any development levy?
Yes — development levy is ₦1M per plot, ₦4M for 1 acre, and ₦5M per acre on the commercial section.
When will my plot(s) be allocated?
After 100% payment for land, allocation, and documentation. Allocation takes 3–4 months. Instant allocation within 5 weeks is available for an additional charge.
What do I receive after payment?
Deed of Assignment, Provisional Survey, Allocation Letter, and Receipt.
Can I pay a deposit and balance over time?
Yes — flexible installment plans are available. Failure to pay for 3 consecutive months may require full payment at the current reviewed price.
Can I start building on the land now?
You can start building after physical allocation and payment of allocation, documentation fee, and development levy.
Is the road to the estate motorable?
Yes, the road is motorable.
Can I resell or flip my plot?
Yes. A Letter of Transfer of Ownership must be submitted to Zenith Hill City Ltd before the transaction is completed.
What is the size of the plot?
300 sqm for Basic, 500 sqm for Classic.
If I complete payment and I’m no longer interested, can I get a refund?
No — but you can resell the plot to your own client.
If I was on installment and cannot continue, can I get a refund?
Yes, when a buyer is found. The refund will be less 40% agency and administrative charges.
Is there a time limit to commence work after allocation?
All subscribers should start taking physical possession (fencing or putting blocks at the edges) to discourage encroachment.
Can I bring an external surveyor?
Yes, they will work alongside the company surveyor. Only the company surveyor can work on all Zenith Hill City Ltd lands for C of O registration, registered survey, and other services.
Non-Indemnity Clause
After ownership is transferred, Zenith Hill City Ltd will not be liable for losses due to overriding public interest, failure to take physical/constructive/joint possession, or failure to obtain higher legal documentation like C of O.
