ROI depends on your chosen strategy. If you lease your farmland, you can earn ₦350k per acre yearly, meaning in 6.6 years your initial investment is fully recovered. With farming, potential profits vary based on crop/livestock yields.
Can I lease out my farmland instead of farming on it?
Yes. You can lease your land to Zenith City Foods Ltd, which will handle farm operations and pay you ₦350k per acre per year.
What crops or livestock can I farm on the land?

Non-Indemnity Clause / Disclaimer
After ownership/title has been transferred to you, Zenith Hill City Ltd will not be liable to indemnify the client for any form of losses, including losses due to overriding public interest, or losses due to your refusal to: take physical possession, constructive possession, or joint possession; or obtain other higher legal property documentation such as C of O where necessary.

We hereby write to congratulate you immensely on your choice to acquire land at Kid Farm Community Phase 2. However, we wish to inform you of the requirements to fully conclude your allotment as well as communicate the procedure to obtain approval of your building plan, as stated below:
- Each landowner is expected to pay a Development Fee — ₦500,000 for one plot and ₦2,000,000 for one acre.
- Landowners will also submit Architectural Drawings of their buildings for initial approval by the Building Development Control of Realty City, to ensure complete compliance with Zenith Hill City Ltd Estate Guidelines. Drawings will then be submitted on behalf of individual owners to the Ogun State Building Plan Approval Authority for final approval.
- Each landowner must submit evidence of payment for the land (copies of cheques, receipt of payment issued by the company, or proof of payment) for verification.

Estate Development Guidelines — Summary
The Deed of Restrictive Covenants governs all building activity within the estate. Key building parameters include:
Setbacks
- Front setback: minimum 9.0 metres to the front property boundary line.
- Rear setback: minimum 3.0 metres to the rear property line.
- Side setbacks: minimum 3.0 metres on both sides.
- Setback between structures within the same plot: minimum 6.0 metres.
Frontage Landscape & Boundary
- 3.0 metres of the 9.0 metre front setback is reserved solely for grass planting, for uniform frontage landscaping before the front fence.
- Frontage boundary fencing may be hedges, wood, or iron grills — not exceeding 2 metres in height.
Build-Up & Floors
- Maximum build-up on any plot shall not exceed 40% of total land area, clearly indicated on the architectural site plan.
- Maximum permissible floors: two ground floors plus a first floor, with an optional penthouse not exceeding 30% of the first-floor total floor space.
Other Requirements
- Two car-parking units required per family.
- Generators must be placed at the rear of the plot and sound-proofed.
- Water tanks must be concealed within the building.
- Cantilevers shall not exceed 0.9 metres, while observing the standard front/rear/side setbacks.
- All bedrooms and living rooms must provide adequate cross ventilation via window openings.
- All allottees must first obtain preliminary approval of their building plans from the Estate Management Office before submitting to the Ogun State Planning Authority for statutory approval.
Deed of Restrictive Covenants for Kid Farm Community
This Deed of Restrictions is made by Zenith Hill City Ltd in respect of Kid Farm Community (the "Management Company"), which is vested with absolute and irrevocable power to manage Kid Farm Community located at Saguntan, Owode Local Government Area, Ogun State (the "Estate"). The Estate is managed under a Deed of Assignment between the Management Company and the Assignee of plot(s) of land in the Estate.
In pursuance of the covenants contained in the Deed of Assignment, the Management Company hereby establishes that the Assignee shall comply with the covenant running with the land and shall not do anything to jeopardize it. This Deed of Restriction shall be the covenant running with the land in perpetuity, binding upon the grantees, heirs, assigns, and successors of the owners of properties in the Estate.
