What to know before you apply
Would I pay any inspection or development fee?
A development fee of ₦500,000 per plot (₦2,000,000 per acre) applies and is subject to yearly review by management if not paid on time. A separate inspection fee of ₦5,000–₦10,000 may apply for special or personal inspection requests, depending on location, and is non-refundable.
When will my plot be allocated?
Allocation typically takes 3–4 months after 100% payment for the land, allocation, and documentation. Instant allocation within 5 weeks is available for an additional charge.
What documents will I receive?
You will receive a Deed of Assignment, company survey, allocation letter, and receipt. With these, you or the company's survey team can proceed to obtain your personal registered survey and C of O.
Can I pay a deposit and the balance over time?
Yes — flexible installment payment plans are available within the duration you choose. Failure to pay an installment for 3 consecutive months may require a full payment at the current reviewed price.
Can I resell or flip my plot?
Yes. A subscriber may resell their property, provided a Letter of Transfer of Ownership is submitted to Zenith Hill City Ltd before the transaction is completed.
Is the road to the estate motorable, and can I start building immediately?
Yes, the road to the estate is motorable. Construction can begin once physical allocation has taken place and the allocation, documentation, and development levy have been paid.
